Pleasanton
A real Main Street, with the whole Bay Area within reachIncorporated in 1894, Pleasanton has grown from a small ranching town along the transcontinental railroad into one of the Tri-Valley's most beloved communities, and Downtown Main Street has remained its heartbeat through every chapter.
Before it was known for tech offices and top-rated schools, Pleasanton made its name in agriculture, particularly hops. Fields of hops once blanketed the valley, and the Pleasanton Hop Company was one of the town's earliest and most prominent businesses, helping put Pleasanton on the map in the late 1800s.
Pleasanton even had its moment in early Hollywood. In the 1910s, the city became one of California's prime filming locations, and the silent classic "Rebecca of Sunnybrook Farm" was shot here in 1917, decades before the film industry planted its permanent roots in Southern California.
Walking down Main Street today feels like stepping through that history, past century-old buildings that once housed hardware stores and hotels, now home to boutique shops, wine bars, and some of the best dining in the East Bay. The iconic Pleasanton arch still welcomes visitors just as it has since 1932, and every Saturday the Farmers' Market brings neighbors together the way it always has. Main Street isn't just a place to visit, it's where the community actually gathers. Concerts in the Park, First Wednesday celebrations, holiday parades, and the Alameda County Fair each summer all trace back to this same stretch of downtown, where the street closes to traffic and the whole town shows up. Pleasanton Unified School District is one of the top-ranked districts in California, with schools like Amador Valley High School and Foothill High School consistently earning high marks for academics and student outcomes. That strong educational foundation, paired with a median household income of $190,124, makes Pleasanton a magnet for families who prioritize both quality of life and long-term stability.
For those seeking the height of luxury, Ruby Hill offers a gated enclave built around a Jack Nicklaus-designed golf course and country club, surrounded by rolling hills and vineyards. It's long been home to prominent business leaders and professional athletes drawn to its privacy, custom estates, and resort-style living, all just minutes from Ruby Hill Winery and the heart of Livermore Valley wine country. That mix of small-town charm downtown and quiet luxury on the hillside is what makes Pleasanton feel like a place where history, community, and everyday life all meet, and it's easy to see why so many people fall in love with it and never want to leave.

Why I Love it.
Pleasanton has been home for me for more than 26 years, and it still feels like a small town. I raised my five kids here and our roots run deep within this community. I run into neighbors on Main Street, the Saturday farmers’ market is part of my week, and the Ridge is right there when I need a hike. It's the city I know best, and the one I love showing people most.
Home Styles & Architecture
Pleasanton offers more variety than people expect. Near downtown, you'll find older bungalows and Victorian-era homes on tree-lined streets. Much of the city grew between the 1960s and 1980s, so single-story ranch homes and two-story traditionals on generous lots fill many established neighborhoods.
Toward the west hills and the south side, newer subdivisions offer larger floor plans. Ruby Hill adds gated estate homes around a private golf course. On the west side of town near the Ridge you will find the charming 100 year old Castlewood County Club with its two championship golf courses. Stunning custom homes have been surround the Club. Townhomes and condos near Hacienda and the BART stations round things out for buyers who want less upkeep and an easy commute.
Lifestyle & Amenities
Downtown Main Street is the heart of Pleasanton, lined with local restaurants, boutiques, and coffee shops. The Saturday farmers market and summer street parties bring the whole town out, and the Alameda County Fair takes over the Fairgrounds every summer.
Downtown is home to the forever popular Meadowlark Dairy. The Dairy, as locals call it, was established in 1919 is renowned for its soft serve ice cream and drive-thru service. In 2023 it ranked in the top ten ice cream shops in the US.
For time outdoors, Shadow Cliffs Regional Recreation Area sits about a mile from downtown, with an 80-acre lake for swimming, fishing, and boating. Pleasanton Ridge offers miles of hiking with valley views, Callippe Preserve has a city-owned golf course, and the Iron Horse Regional Trail runs north through the Tri-Valley for walking and biking.Text Here
Top-Rated Schools
Pleasanton Unified serves nearly the entire city with nine elementary schools, three middle schools, and two comprehensive high schools: Amador Valley and Foothill. Village High offers an alternative continuation program.
Both comprehensive high schools report graduation rates above 95%, and SchoolDigger ranks Foothill 76th and Amador Valley 103rd of more than 2,300 California public high schools. School assignments follow address boundaries, so I always recommend confirming with PUSD before you write an offer.
